There are various different terms for selling private land, which are dependent on the type of plot you have available. We have extensive experience working with private landowners and developers on all varieties of plots of land for sale. We have a broad database of clients looking for private plots of land and opportunities to develop. Below you’ll see an example of just some of the requirements we have from our clients looking to purchase land locally.

  • Land for Single Plots and ‘2:1 Replacements’ - Do you have a property on a large plot? Could there be enough space to accommodate a new single dwelling in the garden? Perhaps your property needs some costly renovation work? Often there can be significant financial gain by developing a plot opposed to residential resale. Adding a new single dwelling or even developing the whole plot into multiple units can be highly profitable for landowners and could be for you.

  • Subject to planning sites - Many people assume if you don’t have planning you can’t sell a plot of land. This is a common misunderstanding. We work with large numbers of developers who, dependant on the plot, would agree to a Subject to Planning Sale. This is where a sale is agreed in principle until Planning can be obtained by the developer. Once the application is successful, the developers pay the agreed value of the land in full. This is common practise for properties with large rear gardens and old commercial sites.

  • Rural SitesNot all developers look for sites in busy town centres. In fact, we have a large number of clients looking for plots specifically outside of town centres for strategic reasons. Developers will also consider purchasing land outside towns which isn’t suitable for residential development immediately, with a view of retaining the site for future development in the next 5-10 years to assist with any shortfall of housing supply.
