There are many reasons why somebody may decide they’d rather receive a ‘Rough Guide’ price, rather than a full property valuation. Some of those reasons are below:

When dealing with a probate sale, most solicitors will request a RICS Qualified Valuation. However, at the beginning all they need is a rough price to get things started; in this case, a Prospect ‘Rough Guide’ price is perfect! What happens on a Rough Price Valuation?

On your appointment, we would recommend that you bring some photos of your property (on your smart phone would be fine). This will give our valuer a better idea on the layout and condition of your property. Although in order to provide a value for your property ready for market, we would need to visit your home... we are still able to give you an estimate price of your property in the current market within 5%.

We have access to many system and house pricing indexes, allowing us to see information on your property and details of properties just like yours that have recently sold. Once you have your rough price, we can discuss if you would like our valuer to attend your property for a full valuation price. As always, there's no obligation.
