An Energy Performance Certificate is valid for 10 years, unless changes have been made to the property. It is compulsory to have an EPC when a building is built, sold or let and if there is no current EPC, one must be ordered before the property goes onto the market. EPCs are used to rate the energy efficiency of a property by looking at the energy used and carbon dioxide emissions.
A good EPC rating is often very attractive to a potential buyer, because it means their bills will be cheaper if they decide to buy your home.

A Property Solicitor, also known as a Conveyancing Solicitor, will take control of the legalities of your sale after you have accepted an offer. We advise you to leave a key with your dedicated Prospect Client Manager, they will accompany buyers on viewings of your home, so you do not need to be present. This allows the utmost flexibility and ensures we maximise the number of viewings your home has! We also find that prospective buyers give more honest feedback if the seller is not present on viewings.
After a prospective buyer has viewed your property and decided it is the home of their dreams, they will make an offer. If you aren’t happy with what has been offered, your dedicated Prospect Client Manager will inform the prospective buyer and use their years of experience and training to negotiate a better offer. Once you are happy with the offer that has been made, you can accept it. This means both parties have agreed on a price that will be paid.

The exchange of contract is when your purchase becomes legally binding. You will sign the contracts and then your Property Solicitor will hold them until the buyer’s Solicitor is ready to send their contracts. When both parties are ready, the contracts will be exchanged, which officially marks the changing of ownership of the property.
