The Cost of Moving – How Much Stamp Duty Will I Have to Pay?

Every client I’ve ever met has asked me the all-important question - “how much will it cost me to move home?”.

With the stamp duty holiday recently coming to an end and demand for houses being at a record high, it’s more important than ever to plan your move beforehand to avoid overstretching your budget or encountering any financial surprises.

If you’re fortunate enough to be buying your first home, then you will not have to pay stamp duty up to £300,000. For all other buyers, stamp duty is calculated as follows: (image of the stamp duty tiers with normal buyers and the higher rate for Investors). 

 

Other costs to take into consideration include: 

  • The solicitor acting on your purchase/sale.
  • Home removals
  • Estate agent fees (if you’re selling your home)
  • Any fees/penalties associated with changing your mortgage
