So, what is the typical renting process with Prospect?
If you’re thinking of renting a property, the government have created a helpful guide and tick sheet for you to download. This guide will ensure the renting process is completed correctly and will help you to avoid any problems you may encounter during the process!
The first step on your renting journey is to register your interest with Prospect. One of our experienced agents will ask you questions about yourself and your requirements, to ensure they contact you about properties that are suitable for you. From the moment you register with us, we will begin searching for properties that match your requirements!
There are a number of different ways to register with Prospect:
Our innovative property search tool on our website allows you to search for your new home quickly and easily. You can select where you’d like to live, your ideal price range, number of bedrooms and much more, to ensure the properties you see are perfect for you! Our property search tool is also available on mobiles and tablets, allowing you to search for properties on the move.
Of course, if you’d prefer to search for properties in person, you can drop into any of our 9 café-style offices and have a coffee while one of our agents assists you with your search!
If you find a property on our website that you’d like to visit, you can simply click ‘Arrange Viewing’ and we will organise a viewing at a time that suits you! You can also arrange viewings in person or by phone, simply visit or phone your local branch and one of our experienced agents will arrange a viewing for you.
If you’re interested in more than one property, please let our agents know and they will organise multiple viewings, one after another, to ensure you’re able to visit every property you’re considering renting!
We provide accompanied viewings 7 days a week, from early morning to late evening. You can also be chauffeured to viewings in one of our Prospect Minis, allowing you to sit back and relax. Of course, you can arrange to meet our agent at the property if that is more convenient!
You will have plenty of time to look around the properties that you are interested in and familiarise yourself with what could be your new home. Your personal Prospect Client Manager will be with you to answer any questions you may have about the property or the local area.
With Prospect, you can visit as many properties as you like until you find the property of your dreams. If you fall in love with a property while you are viewing it, you can make an offer immediately! Your dedicated Prospect Client Manager will accompany you on your viewings so you can get ahead of the market by putting an offer in straight away.
If the landlord is happy with the offer you have made, they will accept it. This means that both you and the landlord have agreed on how much rent will be payable each month. Once your offer has been accepted, there are only a few steps left before you move into your new home!
Referencing is standard practice in the lettings industry and is designed to ensure you can afford the rent on the property you’re moving into. With Prospect, our online referencing form makes the whole process quick and easy! All you need to do is go online and fill in the following:
After referencing checks have been completed, you can move onto the next step of the renting process!
The next step is to pay your deposit. The size of the deposit needed will vary but is generally 1.5 months’ rent. This deposit is taken as a security measure in case you fail to pay your rent and to ensure that any damages that occur during your tenancy are covered.
Your deposit will be put into a government approved scheme, the Tenancy Deposit Scheme, which is designed to keep your deposit safe!
Signing the contacts is the last step before you move into your new home, this ensures all the legalities and terms of the tenancy are in place and both you and the landlord are happy.
