Your essential property viewing checklist
Buying a home is one of the biggest investments you’ll ever make. Viewings are your chance to explore a property in detail and spot both opportunities and potential issues. With the right checklist in hand, you can make sure you’re making a well-informed decision.
First impressions matter
The exterior sets the tone. Look at the roof, brickwork, and windows. Are they well maintained? Is the property in keeping with the rest of the street? Kerb appeal not only influences value but also gives insight into how well the home has been cared for.
Structural red flags
Inside, pay attention to cracks in walls or ceilings, uneven floors, and signs of damp. Minor hairline cracks may be cosmetic, but larger cracks could point to structural issues. Always ask when repairs were last carried out.
Heating, plumbing, and electrics
Test water pressure by running taps and flushing toilets. Ask about the age of the boiler, last service date, and whether there’s a warranty. Check radiators and light switches to ensure systems are in good working order.
Storage and layout
Walk through each room and consider the flow of the space. Is there enough storage? Could the layout adapt to your needs (e.g., space for a home office)? Imagine your furniture in each room to assess usability.
Energy efficiency
With rising energy bills, efficiency is crucial. Check the EPC (Energy Performance Certificate) rating. Double glazing, loft insulation, and modern heating systems all add value and cut running costs.
Noise and surroundings
Step outside and take in the surroundings. Is it a quiet street or a busy road? Visit at different times of day to get a true sense of the neighbourhood.
