Find your next rental property with ease
Decide on the size, location and type of property you would like to move into. Most importantly, work out how much rent you can afford, remembering to add on the monthly cost of utility bills and other outgoings.
Register with your local Prospect office and specify your requirements for a rental property. That way, our experienced agents will know what kind of properties to show you, bringing you one step closer to your ideal home!
Most of our properties have video tours, so you can narrow down your selection from the comfort of your own home. Once you find some properties that you really like, book a viewing to see them in person!
Great news - you’ve found a property that you love. Now to make an offer to the landlord. If it gets accepted, you’ll need to pay a holding deposit to ensure no one else views the property while you get your paperwork and referencing in order.
You’ll need to provide proof of ID, proof of address and a visa, where applicable. Once this paperwork is complete, you’ll also need to complete a direct debit mandate form. You will then sign the agreed offer letter.
Reference checks are conducted to ensure that you are a suitable tenant for the property and will be able to pay your rent. This can include references from your current landlord and employer, financial checks, credit checks and identification of who you are.
Congratulations! Your paperwork has been processed and references have been verified. Time to sign your tenancy agreement!
You will be requested to transfer the deposit prior to moving in, which usually equals up to five weeks' rent. In addition to the deposit, you may also need to pay the first month’s rent up front.
Finally, you’ll receive confirmation of details for moving in and important documentation regarding your new home. Your new landlord or agent will hand over the keys, and before you know it, it will be time to unpack those boxes!

An inventory records the condition of the property you rent (and any furnishings in it) so that during your tenancy and when you decide to leave, we can compare the condition of the property to when you first moved in. Simple to understand and difficult to dispute, we can help protect you when renting.
Protect MeIf the worst should happen and all of your belongings were damaged or stolen, knowing that you’re covered for repairs or replacements can help to slightly ease the pain. Your Landlord will be insuring the building, they won’t be insuring your contents. Make sure you do.
