Your property manager will ensure that any works have been completed prior to move in and the inventory report has been completed. They will organise for a check in report to be conducted when the tenant moves into the property and will provide your tenants with a ‘Move in Pack’, which is their contact guide throughout their whole tenancy.

With tenant demand at levels never seen before and rents being achieved at record highs, it’s been an incredible start to the year for the local rental property market.
Following the property rush at the end of last year, this year was widely predicted to be busy as well.. though no one quite expected it to be this busy! The demand we’re seeing from tenants, both local movers and out of area relocations, is already up a massive 29% year on year. This is particularly impressive as the first quarter of last year was also a particularly busy period in comparison to previous years.
Maidenhead and Bracknell have both been tenant hotspots this quarter, with us registering over a 1,000 more tenants than usual in these two areas alone. It’s not surprising that both of these areas are particularly popular with tenants, especially those looking to relocate from the city. Maidenhead offers idyllic countryside on your doorstep and riverside living, with Bracknell boasting the vibrant town centre and ample outdoor adventures.
Despite the huge increases of tenants looking, there hasn’t been the same level of new properties coming to the market. This unbalance is pushing up rental prices, with the average asking price in the South East now upwards of £1,380.
Even with rental prices increasing on new lets, 15% less landlords are requesting rent increases at the point of renewing contracts compared to last year. Just under 1% of landlords have actually agreed rent decreases, with an average reduction of £39.47. Landlords understand that it has been a tough year financially for many people and are choosing to renew tenancies at the same rent and with favourable break clauses. This flexibility has been warmly welcomed by many tenants with the average tenancy period now extending to 30 months.
Whilst a lot of landlords are choosing to lock in their tenants for increased tenancy lengths, others are opting to sell instead and the number of landlords selling their buy-to-let properties has increased by 22%. We believe this is due to a combination of factors:
