It’s time to get your property show home ready! First impressions are so important, so have a spring clean and make sure the windows are sparkling, the garden is tidy, and the floor is immaculate, ready to welcome people into your home.
Once the marketing of your home has started, you will start to receive viewing requests from potential buyers. You can decide with your agent when these viewings will take place, how many viewers you would like to welcome into your property and whether you would like to offer virtual viewings.
Now that the selling process is well underway, it’s time to start looking for your next home! If you are looking locally, your agent will be able to help you find your next property – after all, they will know exactly what you are looking for! Make sure you are also registered on all the main portals, so you don’t miss out on any suitable properties.
Congratulations, you’ve received an offer on your property! It will most likely be under asking price, which you don’t have to accept unless you want to. When negotiating, remember to take the buyer’s situation into account – if they have no chain, they will be able to move quickly, so it may be worth considering a lower offer for an easier journey.
One of the first things your solicitor will do is draft the contract between you and your buyer. The contracts will include any extras you may have agreed on at the point of offer, such as curtains or carpets. Once drafted, these will be sent to the buyers’ solicitors for review and to share with their clients.
Make sure you have instructed a solicitor to complete all the relevant searches in good time. These searches may include local authority searches, land registry searches, environmental searches and chancel repair check searches.
Once you have found a property to buy and had your offer accepted, now is the time to agree dates. If your sale and/or purchase is part of a chain, you’ll need to agree a completion date that is suitable for everyone in the chain.
You’ve officially sold your home! Your buyer’s solicitor will transfer the deposit monies and your solicitor will now start the process of the transfer of deeds, ready for your completion date. Now to book that removal van!
Your solicitor will confirm once you’ve officially completed, probably around 1pm. You will have already agreed if you are going to take the keys to the estate agent or meet the new owners at the property, so all that’s left is to have one final check that you’ve not left anything and lock the door on your way out!
Once the monies have been paid, you’ll need to settle up with your solicitor, Mortgage Company (where applicable) and estate agent.
