Wed, 07 Sep 2022 | Winnersh market update
With just 25 properties available on the market at the end of August (excluding retirement properties and shared ownership), competition is hot on the Winnersh market right now, and demand is showing no signs of slowing down. Check out our market update to find out what happened on the Winnersh market in August.
Ratio of one offer for every five viewings
Despite the lack of properties coming to market in Winnersh, buyers are continuing to register with us in high numbers. 59 registered with us last month for homes in the area, and 69% of those were proceedable buyers. That means that over two thirds of our new applicants in August had already sold their property or were first-time buyers, investment buyers, or cash buyers. Whatever their situation, they are ready to buy!
It's no surprise, then, that in August we received on average one offer for every five viewings – further evidence of high quality buyers!
With this in mind, if you are looking for a property in the area, you need to put yourself in a proceedable position to stand a chance of competing against buyers like these. This means putting your property on the market (if you need to sell to move) and getting a mortgage in principle to signify to sellers that you are serious and ready to go.
Which properties are in highest demand?
Interestingly, the majority of buyers registering with us are looking for properties priced between £400,000 and £600,000. Properties available within this price point in Winnersh are mostly three and four bedroom detached and semi-detached homes.
In fact, three bedroom properties have proved so popular in the area that for every three bedroom property available on the market, we have almost four buyers eagerly searching for that property type. Only five were listed last month and four properties of the same size were sold, showing just how stark the contrast between supply and demand is for this particular property type.
When it comes to four bedroom properties, we have double the number of applicants for this property type registered with us as there are properties this size on the market. This is a recipe for high prices for both three and four bedroom properties, so if you have a property this size to sell in the area, do not hesitate to book a valuation with us and find out how much you could achieve for your property.
Most expensive vs least expensive property to sell in Winnersh
On the higher end of the market, the most expensive property to sell in August was a £1,250,000 four bedroom property on Sadlers End in Sindlesham. If you are looking for homes of a similar calibre in the area, you must act quickly, as there’s only one other property available on the Winnersh market that is priced at £1,000,000 or more: a stunning £1,000,000 five bedroom property on Arbor Lane.
Excluding shared ownership and retirement properties, the least expensive property to sell last month in Winnersh was a £385,000 terraced two bedroom property on Hambleton Way, showing that properties of all shapes and sizes in the area are achieving excellent prices!
If you have a property to sell in Winnersh, book a valuation with us today to find out how much you could achieve for your property on the current marketplace. With so little properties available, you’re likely to benefit from fierce competition!
If you do not need help with a property sale, be sure to register with us to be the first to find out about properties you’ll love in the area – a necessity when supply levels are so low!
