The local housing market in Bracknell

Our market update in September

September has been another record-breaking month in the Bracknell property market. With people continuing in their rush to buy homes before the stamp duty deadline in March and sellers achieving excellent prices, the property market is stronger than ever.

With the country having once again been told to ‘work from home’, an office area is still top of buyers want lists. It’s a great idea for anyone selling to set up a home office area, if there isn’t one already, so buyers can visualise what could be their new workspace.

Last month we had over 290 new buyers register with us to find a home, with 3-4 bedroom homes and properties with potential for future extensions being the most in demand.

The demand for larger homes is replicated nationally and is reflected in the number of sales being agreed at this end of the market compared to last year. In August, sales agreed at the ‘top of the ladder’, which includes four-bedroom detached homes and larger, was up by an astonishing 104%.

It is not just the big, detached homes which are selling though. The ‘second-stepper’ sector, which includes three- and four-bedroom homes (excluding four-bedroom detached) were also up by 55% year on year.

First time buyers are still active too, with sales on two or fewer bedroom homes also up by 36%.

Whilst new buyers are still rushing to buy homes, there now appears to be fewer people looking to sell with there being a small drop in the amount of homes listed month on month.

Although there may be fewer homes coming to the market, buyers are snapping up what is, and the number of sales agreed locally was actually up month on month.

As we move into October, the main concern now is there not being enough properties to cater for the buyer demand. Although larger homes are popular, there are buyers looking for every size, style and type of home. It’s a great time to sell!

We’re passionate about property and love helping people achieve their property goals. So if you are thinking of moving and want to have a chat about how much your home is worth then book your free virtual valuation today.

Why Bracknell is a great place to live!

The pleasant town of Bracknell is located approximately 11 miles south-east of Reading and has been voted one of the top 20 places to live in Great Britain. Bracknell is also in close vicinity to Ascot, Crowthorne, Camberley, Maidenhead and Windsor, allowing easy access to a plethora of excellent facilities.

Bracknell town centre has recently undergone a £240 million-pound redevelopment programme to create a new modern town centre which is so impressive it won 'Development of the Year' at the Revo Awards in 2017. Regenerating the town has provided people living in and around the area with over 70 new shops and restaurants in the new shopping centre, The Lexicon. The redevelopment has also provided 1,000 new homes, a new police station and bus station. A large part of the development was focused on improving the current High Street buildings and the restoration and extension of a local landmark – The Bull public house. Since undergoing development, Bracknell has risen in the retail rankings to number 33, from 255 prior to redevelopment.
