The local housing market in Warfield

Our market update in September

September has been another record-breaking month in the Warfield property market. With people continuing in their rush to buy homes before the stamp duty deadline in March and sellers achieving excellent prices, the property market is stronger than ever.

With the country having once again been told to ‘work from home’, an office area is still top of buyers want lists. It’s a great idea for anyone selling to set up a home office area, if there isn’t one already, so buyers can visualise what could be their new workspace.

Last month we had over 120 new buyers register with us to find a home, with 3-4 bedroom homes being the most in demand.

The demand for larger homes is replicated nationally and is reflected in the number of sales being agreed at this end of the market compared to last year. In August, sales agreed at the ‘top of the ladder’, which includes four-bedroom detached homes and larger, was up by an astonishing 104%.

It is not just the big, detached homes which are selling though. The ‘second-stepper’ sector, which includes three- and four-bedroom homes (excluding four-bedroom detached) were also up by 55% year on year.

First time buyers are still active too, with sales on two or fewer bedroom homes also up by 36%.

Whilst new buyers are still rushing to buy homes, there now appears to be fewer people looking to sell with there being a small drop in the amount of homes listed month on month.

Although there may be fewer homes coming to the market, buyers are snapping up what is and 30 homes were sold locally in the past month.

As we move into October, the main concern now is there not being enough properties to cater for the continued buyer demand. Although larger homes are popular, there are buyers looking for every size, style and type of home. It’s a great time to sell!
