The local housing market in Maidenhead

Our market update in April

Throughout the first three months of the year, we have registered over 700 tenants. Even with COVID-19 and a national lockdown, there doesn’t appear to be any sign of tenant registration slowing down. With this in mind, we have had over 400 viewings booked and taking place along with 95 offers and 75 lets agreed.

Most of these tenants are all after the same thing at the moment which is outside space. Currently on Rightmove in the SL6 post code we have 52 houses on the market along with 150 apartments.

Tenants do not appear to be too fussy when it comes to outside space either. Although gardens are the clear favourite, homes with any sort of outside space such as a balcony or roof terrace are receiving a much higher number of enquiries and are letting noticeably quicker.

The average rent in the SL6 area is around £1500pcm.

This is largely due to the increased number of families now looking in advance of the new school application deadlines. The secondary reason for this increase is property upgrades by tenants who were already renting a home around the £1,000 mark. Now seeking more space, tenants have upped their budget to cater for this.

Due to the high levels of enquires we have had so far this year, now is a great time to let your property out even with the current COVID-19 situation – legally we are still allowed to do viewings, move tenants into the properties and still bring properties onto the market.

Why Maidenhead is a great place to live!

Maidenhead is a popular Berkshire town, situated just 25 miles outside of London. The busy town boasts a vast array of local amenities, a strong sense of community and excellent transport links. Maidenhead is one of the lucky areas that is soon to benefit from the Crossrail (Elizabeth Line) which is a 73 mile railway which crosses London from Berkshire and Buckinghamshire to Essex in the East.

Maidenhead is favoured by both young professionals and families alike, with plenty of activities for those looking to move to the area. With excellent access to London, Slough, Heathrow, Reading, High Wycombe and Bracknell, the town is a major commuter hotspot. There are also a number of highly commended schools for pupils of all ages.

Maidenhead boasts a number of local sports clubs including football, rugby, cricket and rowing. The town is also renowned as an excellent retail destination, with a number of independent shops and the Nicholson Shopping Centre.

Maidenhead hasa wide range of state schools, many of which hold Ofsted’s ‘Outstanding’ status, in the local area.

Maidenhead is a hot spot for commuters due to the selection of business parks locally and excellent road and rail links into Central London, High Wycombe, Reading and Slough. Maidenhead train station offers a direct and frequent link to London Paddington and is soon to benefit from Crossrail, meaning it’ll take you just 39 minutes to get to Bond Street.

The Magnet Leisure Centre is located north of Kidwells Park and offers gym and swim facilities as well as holding events throughout the year. There are also sports pitches available for hire within Kidwells Park.

Nicholson’s Shopping Centre and Maidenhead’s High Street house a selection of popular chain stores as well as some quirky independent shops.
