The local housing market in Maidenhead

Our market update in September


September has been another record-breaking month in the Maidenhead property market. With people continuing in their rush to buy homes before the stamp duty deadline in March and sellers achieving excellent prices, the property market is stronger than ever.

With the country having once again been told to ‘work from home’, an office area is still top of buyers want lists. It’s a great idea for anyone selling to set up a home office area, if there isn’t one already, so buyers can visualise what could be their new workspace.

Last month we had over 150 new buyers register with us to find a home, with 3-4 bedroom homes being the most in demand.

The demand for larger homes is replicated nationally and is reflected in the number of sales being agreed at this end of the market compared to last year. In August, sales agreed at the ‘top of the ladder’, which includes four-bedroom detached homes and larger, was up by an astonishing 104%.

It is not just the big, detached homes which are selling though. The ‘second-stepper’ sector, which includes three- and four-bedroom homes (excluding four-bedroom detached) were also up by 55% year on year.

First time buyers are still active too, with sales on two or fewer bedroom homes also up by 36%.

Whilst new buyers are still rushing to buy homes, there now appears to be fewer people looking to sell. Last month there was just 292 new properties listed for Sale in Maidenhead, down 9.9% from August.

Although there may be fewer homes coming to the market, buyers are snapping up what is, and the number of sales agreed locally was up 8.3% month on month.

As we move into October, the main concern now is there not being enough properties to cater for the buyer demand. Although larger homes are popular, regardless of the size of your home, it’s a great time to sell.

Why Maidenhead is a great place to live!


Maidenhead is a popular Berkshire town, situated just 25 miles outside of London. The busy town boasts a vast array of local amenities, a strong sense of community and excellent transport links. Maidenhead is one of the lucky areas that is soon to benefit from the Crossrail (Elizabeth Line) which is a 73 mile railway which crosses London from Berkshire and Buckinghamshire to Essex in the East.

With excellent access to London, Slough, Heathrow, Reading, High Wycombe and Bracknell, the town is a major commuter hotspot. There are also a number of highly commended schools for pupils of all ages.

Maidenhead hasa wide range of state schools, many of which hold Ofsted’s ‘Outstanding’ status, in the local area.

Transport
Maidenhead is a hot spot for commuters due to the selection of business parks locally and excellent road and rail links into Central London, High Wycombe, Reading and Slough. Maidenhead train station offers a direct and frequent link to London Paddington and is soon to benefit from Crossrail, meaning it’ll take you just 39 minutes to get to Bond Street.
