The local housing market in Maidenhead

Our market update in August


There is normally a seasonal slowdown in housing market activity over the summer months, as both buyers and sellers turn their attention to summer holidays. But this year, home movers have put more property on the market and have agreed more sales than in any month for over ten years according to Rightmove’s August House Price Index.

The post-lockdown surge of activity is still accelerating and is believed to continue to do so in the run up to the 31st March stamp duty holiday deadline.

We saw a 20% increase in valuations in comparison to July with new instructions subsequently rising by 18%. There is still high demand for properties with more and more moving out or away from the city for better value for money and choosing Maidenhead due to its fantastic schooling options and commuter links. We also registered 111 new buyers in August and accompanied 18% more viewings than in July. We were able to achieve an average of 98% of the asking price for our sellers, up 0.5% month on month.

We’re experiencing increased demand for properties in most price ranges and with the rise of people moving from London has seen a particular rise in demand for properties between £700,000 and £900,000.

In Rightmove’s latest report, they have stated that house prices have increased 4.2% annually in our region.

Maidenhead is a popular Berkshire town, situated just 25 miles outside of London. The busy town boasts a vast array of local amenities, a strong sense of community and excellent transport links.
