Our market update in April

Q1 for us has been very similar to the back end of 2020, with tenant registration still increasing but stock coming to market still slower than normal. We have seen an uplift in investors’ sales starting to complete and this should continue over the coming months. With many vendors selling to try and cash in on the stamp duty holiday, this has hit the available properties in our areas.

This being said we are still achieving above market offers from tenants due to the lack of supply. So far this year we have let five properties above the marketed rent. This is fantastic for landlords and is mainly due to the demand outweighing supply, which naturally causes price increases. With the influx of tenants from outer areas moving in still on the up, we have also noticed that the tenancies agreed are at an average well above the normal 12 months, meaning great tenants, great prices and security!

Houses are still hugely popular among tenants currently and for anyone interested in investing our advice here in the Camberley and Farnborough areas would be to purchase a house over an apartment. This all stems back to lockdown showing people how much they appreciate outside space. The properties letting the quickest seem to still be three bedroom properties, mainly again due to people working from home and needing more space.

Sandhurst is a hot spot for commuters due to the excellent motorway links as well as rail links into Central London, Reading and other nearby towns.

Looking to get creative? Head down to Mad Hatters Pottery, an independent coffee shop open 7 days a week. Children can paint and decorate a piece of pottery and take their work home afterwards. Jakes Indoor Soft Play and Mini Farm is a lovely day out that all the family will love.
