Our market update in February

Quarter 4 for us was similar in many ways to quarter 3. With a massive decrease in available stock on the rental market, we saw an uplift on rental prices and an ever increasing demand from tenants. Our areas are seeing houses get uplifts of nearly 20% on rental prices and generating upwards of 20 enquiries within the first days of listing.

Both Camberley and Farnborough are still at around 50%-60% of market capacity, but with applicant levels remaining the same, there is still a huge supply and demand issue. Demand is through the roof and yet supply is nowhere near in line. With this in mind we are currently turning listings to lets in timescales as short as 24 hours.

We are still noticing a big demand from London renters at the moment with around 35.8% of our current registered applicants living out of area but looking to move into the Camberley/Farnborough area. There seems to be a higher percentage of applicants looking to secure larger properties and willing to spend more. This may be down to the fact that they will get 25% more property for the same money that they would pay within the London areas, or it may be down to people spending 85% of their time at home now and wanting a quality living environment.

With the current Stamp Duty Holiday in place, this has taken attention away from the rental market, with a lot of investors looking to cash in on current investments which has brought the available stock in our areas down. This being said, over the next 2-3 months we believe there will be an increase in investors’ purchases completing which in turn will bring more stock to the market and hopefully level out the playing fields. This may in turn bring the rental prices back in line with January 2020 so if you are looking to let your property I would take full advantage sooner rather than later!
