The local housing market in Warfield

Our market update in August

A very busy few months in the Bracknell and Warfield rental market showed no signs of letting up in August!

For what is normally a busy period in the rental market anyway, the post-lockdown property demand meant August was busier than ever.

One thing that we are noticing is there is an incredible demand from tenants for properties with outdoor space. There are a few reasons for this..

Firstly, many of us have been restricted to our homes for long periods this year. Which seems to have placed even more importance on having your own garden or terrace/balcony alternative.

The second reason is that we have seen an increased number of tenants register that have pets and require outside space for them. As many landlords don’t accept pets, there is huge demand for homes that do.

We now move into the back end of the summer property market and there are no signs of demand slowing. If you are considering letting your property, investing or already have a rental property on the market with another agent, please contact us and take advantage of the volume of fantastic professional tenants we currently have registered who may be interested in your property.

The local area of Warfield

Why Warfield is a great place to live!

Warfield is a small rural village that attracts many families that want more of a quiet lifestyle. The main amenity in Warfield is the Tesco Superstore, which is also home to the Warfield Parish Council, hairdressers, dry cleaners and of course, the only estate agency in Warfield - Prospect! As Warfield is situated on the edge of Bracknell, you don’t need to travel too far to benefit from the attractions and hustle and bustle of a larger town centre.

The area of Warfield has a wide range of different properties to suit everyone, ranging from luxury family homes to apartments and 3 bedroom semi-detached homes. Many families choose to relocate here for the schools that have excellent Ofsted reports, such as Whitegrove and Warfield C of E.

In comparison to its neighbouring towns, Warfield properties are of a higher value and also warrant a higher rental value, meaning the average rental yield for a Landlord is between 5-7% which is in line with its neighbouring towns.
