I think I, like many others, am more than happy to see the back of 2020. However, it was a year that presented plenty of challenges, which in turns gives us opportunities to learn and take ourselves out of our comfort zones.

We have had to adapt to constant changes in rules both in how we live our lives and how we apply ourselves in the workplace. Quarter four followed a similar pattern to that of the rest of the year. One minute in lockdown. One minute out of lockdown. The one positive is that we were better prepared than we had been previously. Video marketing and online presence is now huge. We have had to ensure that we are able to cater for those that aren’t necessarily able to meet in person, whether that’s for viewings or valuations. More and more business was done virtually and for us 10% of the lets we agreed were done by way of virtual tour in the final three months of the year which further emphasizes this.

In my previous update I spoke about the huge demand there is for rental and the lack of supply that was available. You could argue that was and still is very much the case, although there was an increase of 10% in the volume of property that became available which is a good sign. That in turn brings more tenants out of the woodwork looking to move, especially given that for so much of the year there wasn’t really an opportunity to do so unless you really needed to.

As we now move towards the end of the stamp duty holiday, there will be a lot of vendors on the market who would have hoped to have moved and taken advantage of buyers wanting to cash in on that offer. Why Warfield is a great place to live!

Warfield is a small rural village that attracts many families that want more of a quiet lifestyle. The main amenity in Warfield is the Tesco Superstore, which is also home to the Warfield Parish Council, hairdressers, dry cleaners and of course, the only estate agency in Warfield - Prospect! As Warfield is situated on the edge of Bracknell, you don’t need to travel too far to benefit from the attractions and hustle and bustle of a larger town centre.

Warfield’s local train station is Bracknell train station which is under a 10 minute drive away.

Warfield’s local leisure centre is in Bracknell just short drive out of the village.

Warfield has a quirky antique future store where someone’s yesterday could be your today, head down to Pedlars Place and grab a cheeky bargain. Warfield also has a Tesco Superstore, great for getting the weekly shopping and you don’t have to even leave the village.
