We have seen some great success in Q1. In most cases, we have been able to secure tenants for our landlords within days of being instructed to market at asking or over asking rental prices.

Tenant demand has remained stronger than ever over the last three months with over 650 new tenants looking for homes in the Wokingham area.

With the number of new properties being listed remaining extremely low and not increasing at the same volume as new tenant registration, this has continued to cause an unbalance with supply and demand. The lack of new properties becoming available means the ones which are available are letting quickly.

We saw an increase in our average tenancy length, ultimately securing longer term tenancies with less void periods for our landlords.

With the stamp duty deadline approaching, more and more sellers who have yet to find a buyer are now considering letting their property. This enables them to still make their move, take advantage of the savings and then also earn themselves an extra income through rent.

Matteo has been working in the Lettings industry since 2010, all of which has been with Prospect. Matteo started at the Reading office as a trainee and have worked my way up through the ranks to Client Manager, Senior Client Manager, Assistant Manager, Lettings Branch Manager at Prospect's head office in Reading and Matteo is now Lettings Branch Manager at our Wokingham Office. Matteo has extensive knowledge and experience in both the lettings market and industry. Customer service is what he strives for and to ensure his clients receive the best service possible.
