Wokingham Lettings Update

The local housing market in Wokingham

Our market update in February

With a lot of uncertainty surrounding the property market at the start of 2020, we saw an extremely reassuring bounce back in Wokingham in Q3, it was refreshing to see this consistently continue into and throughout Q4. Looking back at Q4 it was actually our busiest on record, with more tenants registering with us and more lets on our landlord’s properties being agreed than ever before.

Tenant demand has remained stronger than ever over the last three months with over 500 new tenants looking for homes in the Wokingham area.

With the number of new properties being listed remaining low and not increasing at the same volume as new tenant registration, this has continued to cause an unbalance with supply and demand. The lack of new properties becoming available means the ones which are, are letting quickly.

We saw an increase in our average tenancy length, ultimately securing longer term tenancies with less void periods for our landlords.

With the stamp duty deadline approaching, more and more sellers who have yet to find a buyer are now considering letting their property. Enabling them to still make their move, taking advantage of the savings and then also earning themselves an extra income through rent.

If you’re thinking of letting a property or already are, I’d love to help you. From free advice to full property management, I’m here to help as much or as little as you need.
